Change of Owner or Occupant

The Monarch Fire Protection District does NOT require permits or inspections for the change of owner or occupant of residential property. This includes all one- and two-family dwellings, townhomes, apartments, and condos.

One- and Two-Family Dwellings and Townhomes

Is a fire district permit required?

Fire district permits are NOT required:

• New construction
• Addition
• Basement finish
• Remodel
• Solar Panels
• Repairs caused by water, storm, or fire

Fire district permits ARE required:

• Security gates across public or private access roadways, streets, or driveways.
• Site plan review
• New subdivisions
• Lot split or boundary adjustments

Apartments & Condominiums

Is a fire district permit required?

Fire district permits are NOT required:

• Roof or siding replacement
• Furnace and water heater replacement in existing location
• Interior or exterior painting
• New flooring

Fire district permits ARE required:

• Security gates across public or private access roadways, streets or driveways.
• New subdivisions
• New buildings
• Deck replacement
• Fire, storm, or water damage repairs
• Modifications or replacement of automatic fire sprinkler or fire alarm systems
• Elevator replacement
• Solar panels
